Every agent hears it eventually. You're sitting at a kitchen table, the listing presentation is going well, and the seller leans back and says, "Honestly, every agent offers the same thing. Why should I pick you?"
If you don't have an answer ready, you lose that client. And clients have plenty of agents to choose from. According to the National Association of REALTORS® 2025 Profile of Home Buyers and Sellers, 88% of buyers and 91% of sellers used an agent. Clients still want agents. What they need to know is why it should be you.
At the Zander Real Estate Team in South Jordan, Utah, our agents meet every morning for a huddle. On September 16, Andrea Newby led a session on this exact question, using a chapter from Ninja Selling on adding value for clients. Here's what came out of it.
Start With Your Elevator Pitch
Andrea opened with the problem every agent runs into. Clients are skeptical because, on paper, the service list looks the same everywhere. MLS access, marketing, negotiating. Every agent says those things.
Her answer is to stop listing services and start naming the traits that make you different. Then say them fast, before the client stops listening.
Andrea's own pitch comes down to five words:
Hands-on. She is involved in every step, not handing clients off.
Focused. Her attention stays on the client's goals.
Honest. She tells clients what they need to hear.
Strategic. Every decision has a reason behind it.
Extra mile. She does the work other agents skip.
Your five words will be different. That's the point. A pitch built on your real strengths sounds believable because it's true.

Stay Calm When Your Client Can't
Liz Hanley shared that her biggest strength is staying calm in stressful situations. She told the story of a confusing open house scheduling mix-up. Instead of getting defensive, she calmly laid out options and kept things moving.
She described it like a duck on the water. Calm on the surface, paddling hard underneath. She saves any venting for later, away from the client.
Andrea pointed out why this matters so much. Buying or selling a home is one of the most stressful things people do. When you stay steady, your client calms down too. That steadiness is a skill clients notice and remember.
Follow Up When Nobody Else Does
Dave Marrott shared a recent listing he won. What set him apart wasn't a lower price or a flashier presentation. He promised consistent follow-up, regular updates, and real support, including help from the Zander Team's handyman resources.
Andrea backed this up with her own story. A recent client told her the Zander Team was the only group that kept showing up and following up.

Lead With Empathy and Tell the Truth

Treat It Like a Two-Way Interview
Johnny Hansen offered a different angle. Instead of acting like you need the business, treat a consultation as a mutual interview. You're deciding whether the client is a good fit for you, just like they're deciding about you.
That lowers sales pressure and makes the conversation more honest. Johnny noted the team is still working on the exact words, so it lands as confident rather than off-putting. That's what the huddles are for.
Stand Firm on Your Value
When Ben asked Andrea how she competes with agents who offer to work for much less, her answer was simple. She doesn't drop her value. She shows it.
Clients respect an agent who stands behind their business model. Andrea's approach relies on being genuine and caring, and on having a full team behind her, including a handyman and a marketing manager. In her words, her job is to advocate for, protect, and guide her clients.
She also adapts her style to each client. Some clients want quick, direct answers. Others want time and detail. Andrea called it being a chameleon, and added that she's always learning to pause before she speaks.
